Housing Fix-Up Incentives

The Housing Fix-Up Incentives program (HFI) provides up to $3,500 to fix up your home or rental property in the Spence neighbourhood.

Please begin by checking your eligibility with SNA staff. Send the following information to us at the email address below:

  • Your full name
  • Address of the property you are applying for
  • Type of project you want to do

How it works:

You get two quotes (estimates) from different contractors, take photos of what you need repaired or improved, and fill out an online application form. Easy!

Homeowners pay at least 25% of the cost of the project, rental property owners pay at least 50%, and low income homeowners pay at least 10%.

SNA pays the rest, up to $3,500. If you go over that amount, you’ll also be responsible for covering the remainder.

SNA provides reimbursement after you have fully paid for your project — if this affects your ability to access the program, please let us know.

Example 1

The total cost of your quote is $5,800

SNA pays the maximum incentive of $3,500

You pay the remaining $2,300 (25% plus any amount over the maximum incentive)

Example 2

The total cost of your quote is $1,500

You pay 25% of $1,500, which is $375

SNA pays the remaining amount of $1,125

Examples of eligible projects

Your project can be a repair, a renewal, or a replacement – for instance, you can have your existing fence repaired and painted, or you can build a whole new one! You can also do several projects in one application, like replacing a window and painting your house.

  • Stucco or siding
  • Exterior painting
  • Fences
  • Porch and/or exterior steps
  • Fire escape
  • Walkway
  • Exterior windows
  • Security lighting
  • Foundation repair
  • Structural repair
  • Critical plumbing repairs
  • Critical electrical
  • Mold remediation
  • Accessibility adaptations (i.e. ramp or chair lift)
  • Critical health and safety repairs
  • Repairs or improvements required for code or bylaw compliance
  • Demolition of derelict garage or shed

If the project you want to do is not listed here, please check with us before beginning your application.

Certain types of projects are not eligible, such as landscaping, recreational decks, cosmetic interior updates, and improvements to garages or sheds (demolition of derelict garages or sheds is acceptable). If you are doing a project that includes both your house and garage, such as re-shingling both roofs, we will need quotes that show the cost of the house separately.

Apply via the homeowner stream if you are applying for your house. You can also apply under this stream for your duplex, triplex, or side-by-side, as long as it is also your primary residence.

Manitoba Rebates
